Bringing the inside outside

Don’t leave anything to chance! Why first impressions count the most…

Did you know? Seller’s spend on average 1-4%of the property’s worth in preparing for sale. Make sure your results match your expectations, invest the time in your pre-sale preparation!

The first thing a potential buyer sees is the exterior of your home, and this is where the critical first impression is made. The outside can often be overlooked! Here are our top tips to make sure your home looks hot to trot from the get-go:

1) Wall repairs and painting

Nothing beats a coat of paint to make your home look fresh, modern and appealing. Ensuring you fix any damage and execute a quality result, will mean your buyers will be instantly impressed!

2) Upgrading Doors and Windows

New doors and windows can update your home with the latest trends and can also make your home more energy efficient which is an attractive value-add quality for new buyers. If this blows your sale preparation budget, consider repainting doors and window frames and cleaning all window glass so it still looks fresh and clean.

3) Landscaping

Buyers love a yard which is already in fighting fit condition. Aside from the fact it will present you with awesome photography, it doesn’t have to cost a fortune to scrub up. Cleaning out dead plants, weeds and mess, then investing in new soil, shrubs and mulch can absolutely transform your garden. Remember, unless it’s the “Renovator’s Delight”, buyers want a property where the hard work is done for them.

4) Outdoor lighting

Night lighting can create a modern look for your garden as well as be appealing for property safety to potential buyers. Ensure all globes in outdoor lights are replaced so you have a first-class property day and night!

5) Maximise your exterior space

There are many ways to make the most of your outdoor space. Firstly, you want to ensure your furniture fits the size and layout of the space to create flow and highlight the space in the best light possible. Give your outdoor furniture a good clean and freshen up with a table centrepiece. Ensure even the offside of your property is clean – buyers look in every nook and cranny at a home open and we leave nothing to chance!

BONUS TIP: Add an accent colour, Adding a bright colour can add a heap of outdoor appeal. For example, yellow has such vibrancy and a little goes a long way. Try a bright yellow bench, planter or letterbox to add instant appeal.
